Log cabin kits or building a log home?
I'm thinking of owning my own log home. Which is a better option? log cabin kits or have someone do it for you
It depends on how handy you are. Have you ever done any construction work at all before? Ever put an addition on your home yourself, rebuilt a covered porch, or finished off a basement? Some people are "naturals" at this; others are dangerous (to a dwelling) with a hammer and a pair of pliers.
Do you have someone who can help you put this together? Do you whiz through some-assembly-required furniture? If you said "Yes" to both of those questions and are able to properly level and prepare the foundation for the log cabin, I would say Go For It! If, however, you don't know one side of the hammer from the other, your best bet is to hire a pro to assemble it for you, or get a contractor to build one, which might be cheaper.
I have friends who erected a gorgeous log cabin from a kit. They spent two years visiting different companies, personally inspecting model homes, checking references, and even went to a site where a home was in the process of being constructed. Their kit cabin is two large rooms and a bathroom. Make sure that you know what is included - some do not include plumbing, or sell it separately.
My friends have grown children and their son and son-in-law came and helped. The logs were heavy and needed at least two people to move them. They had an entire book that showed them how to erect it. It came on several pallets and took several trucks to deliver. Do not sign anything or pay anything unless the entire delivery arrives.
It's not tinker toys but it's not rocket science either. If you have a modicum of common sense and some friends who can help with the bull work, it should be possible for you to do it yourself. The savings, if you can, are enormous. Just make sure you are dealing a reputable company with a track record you can verify. I would also have a back-up plan in place to get help, just in case you find it's beyond your capabilities.

Canadian Capital Gains Tax when selling property owner built?
My husband and I purchased land and are building a home in Canada. We purchased andbuilt a log cabin kit and are doing the remaining finishing work ourselves - - buying supplies as we go. I haven't been good about keeping receipts and know we will have more money in the house than receipts show. When we sell the house how will the actual cost be calculated? So much $$ per square foot to contruct? I'm trying to determine how to calculate the market value to determine capital gains?
You need those receipts. Otherwise the cost basis will be $0 or the amount you can document.
The capital gains will be based on what you sell the house for less those receipts. As far as perceived equity (including property taxes), an appraiser will compare the completed house to similar ones that have recently sold, then adjust for differences in square footage.
